Building survey apps, side by side

SurveyNest and other building survey apps.

How SurveyNest compares with GoReport, Property Inspect, Imfuna and PocketSurvey: who each one is made for, the surveys it names, whether it works without signal, whose brand goes on the report, and which devices it runs on. Each app in its own words, with a link to where we read it.

How we wrote this

Their words, not our opinion of them.

People looking for software for surveyors often search for these apps by name. So we read each one's own website and wrote down what it says about itself. We did not use the apps, and nobody at these companies has checked this page.

  • Only their own websites. Every fact about another product comes from its own pages, read on 13 October 2026. The sources list each page.
  • The same five things for every app. Who it is made for, the reports and inspections it names, working without signal, branding on reports, and devices.
  • No scores and no prices. We do not rank the apps or compare what they cost. Where a website does not say something, we say so.
  • Building survey and inspection apps only. Booking and practice management systems are a different kind of tool, so they are not compared here.

Websites change. If anything here is out of date or wrong, email info@surveysltd.com and we will correct it.

What SurveyNest is

The whole building, in one record.

SurveyNest is made by Surveys Ltd. Lite is the mobile app: walk the roof, or survey inside and out, rate each section, add photos and notes, and prepare a report in your company's brand. Pro brings the same mobile app together with the web workspace, for maps, thermal imagery and 3D.

Lite is invite only for now. Pro is available on request.

  1. 1

    Made for

Lite: building surveyors, small surveying firms, facilities and housing teams, roofing contractors and manufacturers' technical reps. Pro: estates and facilities, asset managers, roofing contractors and manufacturers.

  2. 2

    Reports and inspections

Roof and whole-building surveys, with ratings, photos and notes, and a condition report PDF prepared from the survey findings. With Pro, a detailed 2D map, thermal picture and 3D model, with thermal and condition reports kept alongside specifications and drawings.

  3. 3

    Without signal

Lite works without signal, and sends when the signal is back.

  4. 4

    Your brand

SurveyNest reads your company's brand from your website and puts it on every report, once Surveys Ltd has approved it.

  5. 5

    Devices

Lite is a phone app. App Store: awaiting release. Google Play: internal testing, for invited testers. Pro combines the mobile app with the web app: capture on site, and explore the wider survey on a computer.

AI drafting is a choice. If you use it, the report comes back as a draft, and a person checks it before issue. Lite records what the surveyor sees. In Pro, suspected wet areas are found by colour inside a roof outline, and a core or a moisture meter confirms each one. Calculations and specifications need competent review before issue. See Lite and Pro for the detail.

Which might suit you

Start from the work you do.

This section is our view, not a fact about any product. The right app depends on the surveys you carry out, so start there and check each company's own website.

Another kind of app may suit you better if

  1. 1
You mainly carry out RICS home surveys for buyers. An app that says it supports the RICS Home Survey levels may suit you better. The section above shows which websites say so.
  2. 2
You mainly carry out residential inspections for lettings. An inventory or inspection app built for check-ins, check-outs and periodic visits may suit you better.
  3. 3
Your work is specialist compliance.Fire doors, fire risk, asbestos or legionella: an app with templates made for that work may suit you better.
  4. 4
You need your own survey forms, built to order.Look for an app that says it builds custom templates to your requirements.

Where SurveyNest is built to fit

  1. A
Roof and whole-building condition surveys.Rate each part, add photos and notes on every defect, and prepare a report in your company's brand once approved.
  2. B
Drone and thermal evidence, with Pro.Detailed 2D maps, thermal pictures and 3D models, with suspected wet areas found by colour inside each roof outline.
  3. C
One record for every building.Maps, photographs, notes and documents kept together, building by building, with a portal for each client.
  4. D
Repairing the part that is failing. With Pro, cut-outs are planned from the suspected wet areas, and a person approves each one, so the rest of the roof can stay.

Questions to ask any app

Before you book a demo.

Our own list, written for any survey or inspection app, ours included. Ask each company and see it working on a survey like yours.

The surveys you do

  • Does it cover the survey types you carry out most?
  • Can you change the parts, ratings and wording?
  • Does it handle roofs, inside and out, or both?
  • Can it hold meter readings with their place?

On site

  • Does it work with no signal, and from when?
  • Which phones and tablets does it run on?
  • How many photos can a survey hold?
  • Can several surveyors share the work?

The report

  • Whose name and brand go on the cover?
  • If AI helps, who checks the wording before issue?
  • Which formats can you send: PDF, Word, spreadsheet?
  • Can you correct a report after it is sent?

Your records

  • Can you take every file away if you leave?
  • Is every change kept, with who made it and when?
  • Can clients see only their own buildings?
  • Where is your data kept, and for how long?

Questions

Building survey apps, answered.

Which is the best building survey app?

We do not rank them. Each of these apps describes itself as made for different work, from RICS home surveys to lettings inventories, compliance inspections and roof surveys. Start from the surveys you carry out, read each company's own website, and see a demo on work like yours.

Is SurveyNest a GoReport alternative?

They overlap in places: both record surveys on a mobile device and prepare a report in your brand (in SurveyNest, once approved). GoReport's website describes a wide library of survey types for residential and commercial surveyors, including RICS formats. SurveyNest is built around roof and whole-building condition surveys, with maps, thermal imagery and 3D in Pro. Look at both against your own work.

Which of these apps work without signal?

All five say so, in their own words. GoReport says its mobile app works offline. Property Inspect says it is offline-first. Imfuna says the visit can be captured with no signal once the inspection is started. PocketSurvey says its apps work offline. SurveyNest Lite keeps your survey and photos on the phone, and they go up when you have signal again.

Can I use SurveyNest today?

Lite is invite only for now. On the App Store it is awaiting release, and Android testing is for invited testers. Join the waitlist and we will contact you when access is available. Pro is available on request: book a call with the team.

Does SurveyNest write the report with AI?

Only with your permission. AI can draft from your ratings, notes and photographs. The returned report is a draft for human review before issue.

Why is Survey Booker not on this page?

Survey Booker's website describes it as a CRM and survey management system for surveyors, for quotes, terms, payments, customers and teams. That is a different kind of tool from a survey or inspection app, so we have not compared it here. Its website lists report-writing tools it connects with, including GoReport, Imfuna and Property Inspect.

Something here is wrong or out of date. What should I do?
